Process

I. Concept Design Phase

1. Initial meetup

This could be set up via online or in person. 

 

2. Establishment of Contract

Upon review of a drafted fee proposal that outlines the scopes of services, fees, terms and conditions, both parties sign to execute the contract. Project begins.

 

3. Exchange of Inspirational Images

We ask Clients to provide inspirational images from sources such as Houzz, Pinterest, Google Images, etc. so we can understand your style preferences. 

 

4. Site Measurement/Analysis & CAD Base Preparation

Depending on the availability of the existing survey of the site, we will use either the survey plans provided by Clients or perform on-site measurements to prepare CAD base plan to better understand the parameters of your site and start the preliminary design.

 

5. Development of Concept Design

Upon studies of the site parameters (lot size, soil, wind, sun exposure, topography), architectural styles of the house/building and users preferences, we will present conceptual design option(s) along with 3D renderings to help Clients visualize the design. 

 

6. Presentation of Conceptual Design

This could be set up via online or in person. 

 

7. Design Revision

We ask Clients to provide feedback on the design.

II. Design Development & Documentation Phase

8. Material, Plant & Lighting Selection Meeting (Online)

Upon design approval – we will meet with Clients online to select materials, plants & lighting fixtures (if applicable) selected by us based on your input. Concurrently, we will help you find qualified Contractors to bid the project and prepare preliminary cost estimates for references.

 

9. Permitting Approval

Depending on complexity of the project, we help Clients to prepare and submit permit set to relevant municipal departments for building approval. Selected Contractor will then pull permits upon approval.

III. Construction Phase

10. Construction Documents

A set of construction drawings will be prepared for contractors to bid and use for construction reference.

 

11. Constructability Review

After a Contractor has been awarded, upon request, we will coordinate with the Contractor to perform constructability review and value engineering.  

 

12. Construction Administration (CA)

Upon request, we will respond to RFIs, issue change orders, perform routine punch walks, and prepare punch lists to ensure design is built per plans.
